What is the Rent Agreement Generator?
A rent agreement records the deal between a property owner and a tenant: who they are, which property, the rent and deposit, how long the agreement runs and the rules both sides follow. In Maharashtra the same document is usually called a leave and licence agreement. Having it in writing protects both of you if there is a disagreement later.

Frequently asked questions
Why are most rent agreements for 11 months?
Under the Registration Act, leases of 12 months or more must be registered, which costs stamp duty and registration fees. An 11-month agreement avoids compulsory registration in most states, though registering it still gives you stronger proof. Rules differ by state, so check yours.
Which stamp paper value do I need?
Stamp duty on rent agreements is set by each state and often depends on the rent, deposit and term. Many people use ₹100 or ₹500 stamp paper for 11-month residential agreements, but check your state’s current rate, or buy an e-stamp online for the exact amount.
What is a leave and licence agreement?
It gives the licensee permission to use the property without creating a tenancy, which makes it easier for the owner to get the property back. It is the standard format in Maharashtra, where it must be registered (online registration is available).
What is a lock-in period?
A period at the start of the agreement during which neither side can end it, except for a breach. If the tenant leaves early, they usually pay rent for the rest of the lock-in period.
Do both parties have to sign every page?
It is good practice: both parties sign or initial every page, and sign in full with two witnesses at the end. The initials lines at the bottom of each page are there for this.
Is this a legally valid agreement?
A signed agreement on the right stamp paper, registered where required, is valid evidence of the terms. This generator gives a clear general format, but it is not legal advice; for high-value or unusual arrangements, have a lawyer review it.
